Background: Weingarten Realty Investors specializes in the acquisition, development and management of commercial and retail properties throughout the United States.

Scope of work/distinctive features:

  • Consolidate two regional offices (separated by five miles) into one functional, cohesive office with distinctive lobby atrium, conference rooms and executive office space
  • Accommodate aggressive nine-month timeframe
  • Reflect recent rebranding initiative by incorporating patterns and palettes from the new identity into exterior and interior design elements
  • New office space features pronounced entry point with two-story, open-air atrium, prominent staircase and glass curtain wall façade to maximize natural light
  • Overall design includes creative elements to differentiate retail and office space, such as storefront-style glass and “fin” walls
  • Environmentally sustainable, energy-saving touches include extensive use of glass, sun tunnels, multiple lighting options and high-efficiency elevator

Results: Ability to design and work within existing, formerly retail, space resulted in extensive cost savings for client; repurposing space also saved resources that would have been used for new construction
